On September 8, 2026, the election of four Westchase Community Association (WCA) Board of Directors will take place. Voting members (VMs) will elect the new directors during their Annual Meeting. Each will serve a two-year term. Current WCA directors whose terms expire this year are Theresa Lanzar, Jessica Siddle, Jack Maurer and Jason Jozefiak.
The WCA Board of Directors is responsible for enforcing compliance with all deed restrictions, maintaining both of the community’s swim and tennis centers, and setting WCA policies. Every board member is a volunteer. More detailed descriptions of the board’s role may be found at westchasewow.com/government-primer or by calling the WCA office at (813) 926-6404.
Any association member in good standing is eligible to serve and nominate themselves, or to nominate another resident they believe would be a good addition to the board.

At the time this issue went to press, the nominating committee had drafted the rules and procedures for this year’s election to be presented to the voting members for a vote on July 14. At that time, the rules presented were similar to the 2025 election, in that Candidates shall consist of Previously Declared Candidates and, in the event the number of Declared Candidates does not meet the number of available Board of Director positions to be elected, then additional candidates may be nominated from the floor at the Annual Meeting. If the number of Declared Candidates meet or exceed the number of available Board of Director positions to be elected, additional candidates may not be nominated from the floor at the Annual Meeting.
Declared Candidates are those who declare themselves to the Nominating Committee no later than noon on Aug. 31 by submitting their names to the Nominating Committee and WCA Manager.

Marlon Santos | Shires resident
My name is Marlon Santos, and I am excited to be a candidate for the Westchase Community Association Board of Directors. Since becoming a resident in 2023, I have developed a strong appreciation for what makes Westchase such a special place to live, and I am committed to supporting the continued growth and stability of our community. I currently volunteer on the Technology Advisory Committee (TAC), where I help evaluate and improve the technology and communication systems used by the Association. I also regularly attend Board of Directors meetings as well as the CDD meetings to stay informed and engaged with ongoing community matters. With more than 25 years of experience in technology leadership—and currently serving as a Senior Software Engineer at Dell Technologies—I bring a practical, solutions‑oriented approach grounded in efficiency, transparency, and responsible decision‑making. If elected, I plan to focus on clear communication, fiscal responsibility, and practical improvements that benefit residents. I am especially interested in modernizing HOA processes to make information easier to access and to support greater community engagement. I believe in listening first, collaborating openly, and making decisions that protect both the quality of life in Westchase and the long‑term value of our community. Thank you for your consideration.
Brad Swindell | Chelmsford Resident
My family and I have called Westchase home since 2019, and I am proud to serve our community in several capacities.As Chair of the Technology Advisory Committee (TAC), I have helped lead the Association’s technology governance, planning, and modernization efforts. Working with fellow committee members, the Board, Property Management, and vendors, TAC has helped guide major infrastructure initiatives involving network and communications modernization, access control, CCTV, computers, meeting technology, and broader improvements to WCA systems and technology governance. Separate from my TAC responsibilities, I have continued to volunteer directly wherever I can be useful. I serve on the Modifications Committee, have assisted the Document Review Committee and the Board with referendum and voting-related work, and have personally helped staff and Property Management with operational needs and vendor coordination when appropriate. Professionally, I bring more than two decades of experience in engineering, technology, business operations, strategic planning, and executive leadership. That experience has taught me the importance of understanding the facts, asking difficult questions, evaluating long-term consequences and using resources responsibly. My platform is continued service to Westchase. While many residents may know me through TAC, my interest in serving on the Board extends far beyond technology. I want to help Westchase make responsible, informed, and transparent decisions across the full
range of issues facing our community. As a Board member, I will support thoughtful growth, efficient management, strong governance, and a positive resident experience while maintaining a fiscally responsible mindset and careful stewardship of Association resources.
Theresa Lanzar | Wycliff resident
I am once again running for a seat on the Westchase Association Board of Directors and would be honored to continue serving our community.
Over the past two years, I have served during a challenging period that included the transition from our previous property management company to Inframark. The transition involved significant issues with personnel, staffing, violation reporting, communication, and other growing pains. I dedicated considerable time to helping make the transition as smooth as possible. After a year under the new management contract, I believe we are finally in a good place, and I would like the opportunity to help build on that progress.
During my tenure, we completed the Countryway bathroom renovation, West Park Village pool renovation, upgraded our IT infrastructure, added meeting recording capabilities, improved our facilities, and began addressing long-overdue modernization and maintenance projects through our reserve budgets.
As VP, I monitored Inframark’s performance and provided monthly scorecards based on contractual deliverables. I was also actively involved in reviewing violations to help ensure issues were resolved and that fines were applied fairly and consistently.
My husband, Mike, and I have lived on Wycliff Place since 1996. For nearly six years, I have served as the Wycliff Voting Member and am currently completing my third term. These experiences have given me a strong understanding of our community and the importance of responsible, thoughtful leadership.
I am proud of what we’ve accomplished, but there is still work to do. I would appreciate your support and the opportunity to continue serving Westchase.
Pam Wilcox | Bridges resident
I grew up in New England and received a B.A. from Simmons College in Boston, Massachusetts. My professional background is in Financial Services and Project Management. I am a daily walker and swimmer. I have been a Westchase resident for 21 years. Our family moved to Westchase when my oldest daughter started Kindergarten at Westchase Elementary School. We chose our home in Bridges because we wanted to walk everywhere and connect to our community. I was an active volunteer at Westchase Elementary, Davidsen Middle School & Robinson High Schools for 14 years. My PTA roles included fundraising, secretary, classroom, and Manager of Band Apparel. I was a Girl Scout leader for 10 years. I am also the Alternate Voting Member of the Bridges, serve on the Renovation Committee and regularly attend CDD Meetings. I am currently serving as the Chair of the Swim & Tennis Committee and have been a member for 3 years. We actively advise the Board on all concerns regarding the amenity space. The Committee has been actively advising the Board on upgrades, including the following completed projects: court lighting, pole painting, water fountain, and bathroom renovations. Our current project involves creating a new landscape design. Our goal is to bring the amenity space back to life. My passion is to help others. My love of Westchase, years of service and active involvement in this community have made me uniquely informed and qualified to join the Board. Thank you for your consideration.
